Borough of Avalon Direct Debit Tax and or Water and Sewer

The Borough of Avalon is now offering Direct Debit applications for Tax and Water & Sewer payments. This is not a mandatory application. If you would like your bills to be Direct Debited, please fill out the form and return it to the Tax Office. You will still receive a Tax bill as well as Water & Sewer bills. In order to be approved, your Tax and/or Water & Sewer account must have a zero balance. If you are approved for Direct Debit, you will receive an email from the Tax Office prior to the first Direct Debit. After this initial email, you will not receive emails every quarter. Your bank account will automatically be Debited the amount of your bill when it is due. You can stop the Direct Debit anytime by contacting the Tax Office in writing. If you have any questions, please contact the Tax Office directly at 609-967-4045.

Avalon Offers Drop Box for Weekend/Overnight Tax, Water/Sewer Payments

The Borough of Avalon is making it more convenient to drop off tax, and water/sewer payments to the Avalon Tax Office.  A new secure drop box is available in front of Avalon Borough Hall, at 32nd Street and Dune Drive in Avalon.  This service is in addition to making payments inside Borough Hall during normal business hours, and the Borough’s electronic and direct debit payment programs that are currently offered.

Avalon property owners who wish to make either tax payments or water/sewer payments can make checks payable to “The Borough of Avalon” in a sealed envelope with the appropriate coupon, or include the block, lot, and qualifier, if applicable.  The drop box will be emptied every business day at 8:30am, and the date of collection will be the interest date, if applicable.  Individuals who are making payments after the grace period can contact the Avalon Tax Collector’s Office at (609) 967-967-4045 to determine the proper payment amount.  Water and sewer payments will be mailed to the Borough’s lock box on the date of collection.

The Borough of Avalon also allows property owners to pay property taxes electronically via the Tax Collector’s link on the municipal website,  For additional convenience, customers can also set up a direct debit program on the website to pay taxes, and soon will be able to make water/sewer payments through direct debit.  Taxes are due quarterly on February 1st, May 1st, August 1st, and November 1st of each year.  There is traditionally a ten-day grace period for late tax payments.

How Your Tax Is Determined

Your total Real Estate Tax includes your school tax, county tax, library tax, open space tax and your local purpose tax. Each taxing authority has their own tax rate. These tax rates are added together for a total tax rate each year. If you have any questions regarding any of these other tax rates you should contact that department and not the Borough Tax Office. The total tax rate is multiplied by your total assessment. This will give you the total Real Estate Taxes that you will be responsible for paying each year.  How does Avalon/New Jersey calculate my property taxes?  The New Jersey League of Municipalities, for which Avalon is a member, has prepared this easy, user-friendly guide to navigate through your tax bill and tax regulations in New Jersey.  You may view this guide here:  A Property Owner’s Guide to New Jersey Property Tax Calculations and Regulations

As stated on your Tax Bill, If you are not sending an invoice with your payment, Tax payments must include complete Block/Lot/Qualification numbers or the payment will be returned. “Account Numbers” are not valid identifying numbers. If you have the “Account Numbers” set up in your online bill pay, please make the necessary adjustments. This is the only way to ensure payments are properly posted to the correct account.

Note to New Owners

Tax bills are to be given to new owners upon sale of the property. Failure to receive a tax bill does not relieve the owner from paying property taxes and interest will be applied to all late payments. Please contact the Tax Office if you need a copy of your tax bill.
